Do you have an older asphalt shingle roof that is not in its best shape, and you're wondering if it's time to replace it? If so, you'll want to look for the following signs that you need to replace the roof.
Granule Loss
Those tiny granules on top of your asphalt shingles are not for decorative purposes. They are actually designed to protect the roof from the weather. Without that layer of granules, your roofing material will deteriorate quickly from the weather. You'll have the bare asphalt exposed to the sun, which will start to get hot and crack from the direct exposure to all that heat.
Pay attention to if the shingles have missing granules, which you may first notice collecting in the gutters or at the bottom of your downspouts. Then take a closer look at the shingles on the roof and see if they are bare or if they still have granules left on them. It's possible that those shingles are actually in poor condition and need replacement.
Wind Damage
Your shingles can become damaged from the wind, which will cause the shingles to lift off the surface of the roof and become cracked or ripped. While one or two damaged shingles can be replaced, a roof that is covered with damaged shingles is better off being removed and replaced with all new material. Each damaged shingle is a potential place where water can get into your home, so do not ignore this issue.
Roof Deck Damage
Any damage to the roof deck will require roof replacement because there is no easy way to get to the roof deck and perform the necessary repairs. This can happen from water getting through the shingles and causing the root roof deck to rot. The damaged shingles may even be located further up the roof, with the water traveling downward to a place where the water collects and absorbs into the wood roof deck.
Old Age
You should also consider the age of your shingles, because they may be well overdue for replacement. Three-tab shingles last between 15-20 years, while architectural shingles can last up to 30 years. If your shingles are in bad shape and close to the end of their lifespan, consider whole roof replacement
