Nothing lasts forever and, unfortunately, that includes asphalt shingle roofs. Whether it's due to storm damage, exposure to the elements, or simply old age, there comes a time in every homeowner's life when a new roof is essential. When it's time for your roof replacement, you will have a lot of things to think about. Here are some key considerations to keep in mind. 

Roof-Over

One of the most crucial decisions you need to make is whether to install the new roof over the old shingles, a technique known as a roof-over. The primary advantage of a roof-over is the lower cost. Roof-overs are less expensive than a total roof replacement because the roofing contractor does not need to tear off the old roofing material and dispose of it. This reduces the contractor's labor costs and time on the job.

On the other hand, there are several disadvantages to a roof over. Some of the old roofing material, such as the wooden roof decking, could be damaged. If a roofer does not remove the old shingles, the damage cannot be found and repaired. Also, an extra layer of shingles adds to the weight the roof must carry. A roof-over could lower the price you receive if you sell your house as well. 

Preparation

Proper preparation will make the process of installing a new roof much smoother. Keep your vehicles away from the house and give the roofers full access to your parking area. Cut your grass and remove any outdoor furniture or amenities to a safe place. Cover any vulnerable bushes or flowers near the work area or make sure that the roofers do so. Place tarps over any furniture or other objects stored in the attic. Keep pets and children inside the house while the roofers are present.

Stay or Leave

Another key consideration is where you and your family will stay during the installation. As long as you take certain precautions, particularly regarding pets and young children, you should be able to stay at home, if that is your preference. Keep in mind, however, the noise from the workers will be loud and that you will inevitably suffer some inconvenience. 

If you have young children and are worried about their safety, you might want to have them stay with friends and family. Of course, you may just want to avoid the issue entirely and have the entire family stay with family members or friends or at a motel.
